Why Plano Homeowners Have Trusted Hutch-N-Son Since 1985

What separates a 41-year painting company with 10,000+ completed projects from a crew that showed up last year? Every one of these is backed in writing on every project.

What Most Plano Painters Do What Hutch-N-Son Painting Does
No written warranty — verbal promise at best, 30-day callback if you're lucky Two-year written workmanship guarantee on every painting and drywall project. No runaround, no fine print.
Subcontract drywall to a separate crew — two companies, two standards, two invoices Drywall and paint handled by the same in-house crew. One team, one standard, one invoice.
Started under 5 years ago — limited experience with North Texas surface conditions and climate 41 years in Plano and 10,000+ completed projects since 1985. Every surface condition and substrate failure in North Texas — handled.
No formal cleanup process — job site left to the homeowner at end of day Floors, furniture, and fixtures protected before work begins. Clean job sites maintained daily. Final walkthrough before payment — standard on every project.
Carry general liability only — no workers' comp, homeowner assumes the risk $1M general liability plus workers' comp on every employee. Certificate of Insurance provided before any project begins.
Brush-on cabinet "painting" done in place — visible brush marks, no prep process Spray-applied alkyd-acrylic enamel with doors finished off-site. Factory-smooth result, kitchen stays usable throughout.
Builder-grade or off-brand paint — cheaper product, shorter paint life Premium paints like Sherwin-Williams Duration and Benjamin Moore Aura standard on every project. Never an upcharge.
01
41 years, same city, same family.

Most painters in Plano started within the last five years. We've been in the Plano area since 1984. Same ownership. Same standards. Our senior crew members have been with us 10 to 18 years, not rotating laborers hired week to week. When something goes wrong on a job — it happens — we're still here to fix it. That's what 41 years in one place actually means.

02
Drywall and paint, one crew, one invoice.

Most painting contractors in Plano subcontract drywall to a separate company. That creates two schedules, two price quotes, two sets of standards, and an accountability gap when the texture doesn't match or the patch cracks six months later. Our crew handles crack repair, patch work, texture matching, and drywall finishing in-house, then paints over it. One project, one warranty, one company to call if anything needs attention.

03
Spray finish on cabinets, not brush and call it done.

Cabinet refinishing in DFW is a crowded market, and most of it is brush-on latex applied in place with the doors still hanging. The finish is soft, shows brush marks, and starts chipping within two years. Our process uses alkyd-acrylic enamel, spray-applied, with doors removed and finished off-site in our shop, then reinstalled furniture-grade smooth. We've been doing it this way since before "cabinet painting" became a trend. The difference is visible and tactile.

How We Work

Process
Five steps. Nothing surprises you.

The same process runs on a single bathroom repaint and a 10,000 sq ft commercial project. Every step is written, timed, and agreed before we show up.

1

Free In-Home Quote

We walk through the project in person, take measurements, note prep requirements, and deliver a flat-rate written quote within 24 hours. No price ranges. No "we'll know more once we start." One number, in writing, before we schedule anything.

2

Color Consultation

Included on every project at no charge. We bring Sherwin-Williams and Benjamin Moore sample boards and apply test patches in your actual light, not in a showroom under fluorescents. Color matching to existing trim, cabinetry, or flooring is handled at this stage. HOA color approvals are submitted here so there are no delays before scheduling.

3

Prep and Protect

Drop cloths down, furniture moved or covered, trim masked with siliconized acrylic caulk where needed, surfaces sanded, and primed. Any drywall repair happens here before paint goes on. This is where the quality of the finish is decided. We don't skip it to move faster.

4

Paint

Two-coat minimum, always. Sherwin-Williams or Benjamin Moore as standard on every project, included in the flat-rate quote, never added as an upgrade. Second-coat application happens only after full first-coat dry time. We don't bring different paint to cut margin on jobs where the client isn't watching.

5

Final Walkthrough

We walk the project with you before the truck leaves. If anything needs an additional touch, it gets done before we close out. Our interior projects carry a two-year workmanship warranty. Exterior projects carry three years. Both are in writing.

41 Years in This Market

Why Plano homeowners hire a painter with 41 years in this market

North Texas weather and soil are hard on paint. Most contractors don't account for either.

Texas heat and UV destroy cheap paint fast.

Plano summers run past 100°F for weeks at a time. The sun at this latitude breaks down exterior paint faster than in most parts of the country. Builder-grade paint that came on a new home in West Plano usually starts chalking, fading, and peeling within two to three seasons. Once that starts, you're not just repainting. You're stripping failed paint first.

Clay soil cracks your walls year after year.

The expansive clay soil under West Plano, Willow Bend, Legacy West, and older East Plano neighborhoods swells in spring and shrinks in summer. That movement opens hairline cracks in drywall, corner bead, brick, and stucco. Painting over these cracks without cutting them back and repairing them properly is the most common reason new paint jobs fail within a year. We've seen it on hundreds of Plano homes.

Your HOA needs to approve the color before we start.

HOA boards in communities like Willow Bend, Estates of Prestonwood, and Kings Ridge require written color approval before any exterior repaint can begin. Some HOAs need approval even for repaints that match your current color. Missing this step delays projects by two to four weeks. We submit the paperwork as part of your free color consultation, so scheduling never gets stuck.

Sprinkler stains have to come off before primer goes on.

Hard water from sprinklers leaves white mineral staining on exterior brick and stucco across Plano and Frisco. If you paint over it, the stain bleeds through within months. We clean and treat these areas before any primer or paint goes on.

We've worked through every one of these conditions since 1984. We know what holds up in North Texas and what doesn't.

Spring and fall book up. Plan ahead.

March through May and September through October are our busiest months. During these peak windows, lead times stretch to two or three weeks. If you're planning an exterior repaint for spring, lock your date by January or February. Off-peak booking usually gets you same-week scheduling.

FAQ

Questions Plano homeowners ask before hiring a painter near them

How much does it cost to paint a house in Plano, TX?
Most full interior repaints in Plano run $3 to $7 per square foot of paintable surface, depending on ceiling height, trim complexity, and how much prep is needed. Exterior house painting runs $1.50 to $4.50 per square foot depending on the surface, current paint condition, and whether masonry or specialty coatings are needed. We provide a flat-rate written quote within 24 hours of an in-home walkthrough. No vague ranges, no surprises on the final invoice.
How long will my painting project take?
Most Plano painting projects take three to five days. Single rooms run one to two days. Full interiors run three to five days. Exterior repaints take five to ten days depending on square footage and prep work. Cabinet refinishing is five to seven days from door removal to reinstallation. We commit to a specific completion date in your written quote and we meet it.
When is the best time of year to paint a house exterior in North Texas?
October through early December and March through May are the best windows for exterior painting in the Plano area. Temperatures stay between 50°F and 85°F, humidity is moderate, and paint cures properly. Summer painting works but extends timelines because surfaces over 90°F flash-dry the paint before it bonds. Winter painting is possible on warm dry days but limited. We schedule all year and adjust the prep and product to the season.
How often do I need to repaint my Plano home?
Interior walls in Plano typically need a refresh every 7 to 10 years. High-traffic areas like hallways, kitchens, and kids' bedrooms can need it sooner. Exterior repaints last 7 to 12 years depending on the substrate, paint quality, and sun exposure. South-facing and west-facing walls in Plano fade fastest because of UV exposure. Cabinet finishes done with our spray process last 10+ years with normal use.
Do I need HOA color approval before an exterior repaint in Plano?
Yes. Most HOA communities in Plano, Frisco, Allen, and McKinney require written architectural approval before any exterior color change. Some HOAs need approval even for repaints that match your current color. We handle the approval submission as part of our color consultation, and we won't schedule exterior work until approval is confirmed in writing. Missing this step is the most common cause of project delays in North Dallas. We've handled it since 1984.
Can you paint over existing paint, or do I need to strip it first?
It depends on the condition of the existing paint. If it's solid, well-bonded, and clean, we sand, prime, and paint over it. If there's chalking, peeling, blistering, or failed adhesion, those areas have to be scraped, sanded, or stripped before new paint goes on. Skipping this step is the number one reason exterior repaints fail within a year. We assess every surface during the in-home walkthrough and write the prep into the quote.
What happens if it rains during my exterior painting project?
We watch the forecast for 7 days before any exterior project starts. If rain shows up mid-project, we pause work, protect any wet paint, and resume once surfaces dry. Texas rain is usually short, so most weather delays add a day or two, not weeks. Cured paint over 24 hours old is safe in rain. Your written quote includes a weather buffer, so storms don't change your final price.
Are you insured for painting work in Texas?
Yes. Hutch-N-Son Painting carries $1 million in general liability coverage and workers' compensation on every crew member. Certificate of Insurance is provided before work begins on any project. We are also EPA Lead-Safe Certified for homes built before 1978. This is a federal requirement under the EPA RRP Rule that most Plano painters are not currently compliant with.
Is the paint you use safe for kids, pets, and people with allergies?
Yes. We use low-VOC and zero-VOC paint for all interior work, primarily Benjamin Moore Aura Interior and Regal Select. Both meet California Air Resources Board (CARB) standards for indoor air quality, which are the strictest in the country. The paint has no harsh chemical smell, your home is safe to occupy during the project, and there's no off-gassing afterward. Pregnant women, kids, and pets can stay in the home while we work.
Should I paint my cabinets or replace them?
If your cabinets are solid wood or solid plywood with quality construction, refinishing costs roughly one-third of replacement and lasts 10+ years. If they're particleboard with peeling laminate, water damage, or broken hinges and rails, replacement makes more sense. We can tell you which category yours fall into during a free walkthrough. Most Plano homes built between 1985 and 2010 have cabinets worth refinishing.
Do you do small painting jobs, or only full repaints?
Both. We take single-room repaints, accent walls, touch-ups, fence staining, and cabinet-only projects. There's no minimum project size. Smaller jobs typically schedule faster than full repaints because they fit between larger projects. The same crew, same paint, same warranty applies whether the job is one wall or a whole house.
Do I need to be home during the project, or move my furniture?
Neither is required. Our crew moves and covers all furniture, lays drop cloths, and masks trim before any paint goes on. Everything goes back in place when the job is done. Most clients give us a key or door code and check in by phone. We send daily progress photos at the end of each work day. You only need to clear personal items, wall art, and anything fragile from work areas before we arrive.
What's included in your warranty?
Every interior project comes with a two-year written workmanship warranty. Every exterior project carries a three-year warranty. If paint peels, blisters, cracks, or fails because of our application or the prep work, we come back and fix it at no charge. The warranty does not cover damage from impacts, water leaks, foundation movement, or normal wear after the warranty period. Warranty terms are written into your contract before we start.
